Depends on the target audience. What are the type of ppl that frequent ur area. If there are more old folks, then I suggest selling auntie clothes. Those aunties may flock to ur shop for cheap clothes. Lol.

But I think the best is just use the shop for rental purpose. U never know whether the business will be good although there are alot of crowds. But it's up to u if u wish to take the risk.

It's easier to collect rent than to run your own biz.

Don't forget if you have your own biz you need to sink in capital and overheads too.
