The market sets the price. You want quality, you pay for it. If nobody is prepared to buy at 700k, they will have to lower the price. Don’t blame the govt, b...

Well, people here like to compare with the past. So I shall point out facts of the past and now for them lor. Just like 18 years ago, a bowl of laksa costs $1.50. Now, most places would sell for $2.50.

Daddy!! SG

from my heart, NO. Why should HDB be built and then priced at condo prices in the first place ?

conceptually, it does not add up.

HDB flats are meant to be affordable to mass population and hence serving the mass population.

I dont think 700k is affordable to the mass population. Even if it is affordable, it is affordable to not many people who saved up >300K in their CPF. Now the irony is that CPF is meant as a savings for retirement and now, the govt is "guiding" these savings into rather pricey flats which have downside risk of at least 50%.

AndrewPKYap SG

The better comparison is to compare how many years people took to pay off their housing loan, as compared to now…. this would be a good gauge if indeed they are doing a good job or skinning Singaporeans for as much money as possible to put into their own greedy pockets.

ORIGAMIST SG

2nd half flat no subsidy - so price due to market force, but new HDB are supposed to be subsidized ! That is what make me mad !! You start with one and the rest is history, no more subsidy leow ... They even got the cheek to say they lose money every year ... but then hor, they can build HDB hub and the old place at Bt Merah is almost deserted ..( now don't know cos long time didn't go there leow ) ... I don't even bring in the MND building at Maxwell Road ... if lose money can built so many office building ??

Daddy!! SG

does a fish have a back-side to be whipped on?

eagle SG

How about the percentage rise in HDB flats with respect to the percentage rise in income?

Then again, 700k about the max price of hdb, whereas for condos, you can easily find 1 million dollar condos with smaller live-in area, 2nd hand.

And again, why didn't anyone compared with the >2 million dollars that developers paid for en bloc sales? Wouldn't that be considered as the "max" price for condos now?

Daddy!! SG

i find it suspicious that first we heard about shocking news of a few lucky 5-rm hdb flats re-sold at 700K ++ and then within 6 months MANY MANY new HDB flats are launched at 700K++ also.

eagle SG

So why do people look only at 700k 5-rm flats? Why not a 2nd hand 10 year old executive flat at Hougang selling for 360k?

Imagine the number of families with > 2million in their hands now and looking for a home. Easily more than a thousand plus.

eagle SG

I didn't really look at new HDB flats for sale; I've only heard of the one at Boon Keng on the newspaper.

Is it possible to tell me which other areas did the new flats go for 700k+? Thanks.

elindra SG

Err if I'm middle aged and have > $500k in my cpf I sure wouldn't want to put my retirement funds into a new flat.

I just think that for flats of those prices they should scrap the 8k ceiling thingy
It doesn't make sense especially with flats of higher prices these days

how many of you had seen the crash of 97-98? ask your parents or senior relatives, they will know...

the current euphoria of property snatch up is somewhat a reflection of what had happened in the mid 90s. people tot of buying $400k executive or 5A hdb flat in old estates with hope of getting rich. my friend was a property agent and he was seduced by all these properties and bought several units and landed properties. Then the asian financial crisis came, and blood were spilled in the stock, job and property markets. many folks lost their jobs and there was a record number of people going bankrupt. my property agent friend suffered great loss and had no choice but to be declared bankrupt, suffered terribly in his relationship with his wife, poverty and joblessness.

i knew this neighbour, both are averagely low income earner but wife wanted posh executive hdb flat. compelled husband to buy at $400k but later realised that the repayment loan for the flat was just beyond their means, end up quarrelling daily and finally divorced. husband begged wife not to leave but wife refused to take heed. I could hear how he cried when the wife lead their children away.

i hope people can take heed and reflect on the past, dont buy beyond one's capability or else end up like them.

Daddy!! SG

i meant in the early part of 2007, there were a few old 5-rm flats sold at astounding S$700K++ driven by enbloced owners needing to buy somewhere else to stay. i am sure you can remember this.

then now, we get a launch of a HDB development which has majority of it 5-rm flats also selling at S$700K++.

this is suspicious.

charlize SG

Pretty soon, the average price of a HDB flat will be 700K.

Think about the 30 year mortgage payments.

Woohoo. Laughing
